At DASH, we are both designer and developer, as such we feel that our clients should always enjoy the benefits of working with a multi-disciplinary team. Since our goal is to deliver your affordable and sustainable home, we want to manage your design and project delivery until it is completed and you are living comfortably in your space. We believe this adds more value to our services and leaves you with the dream home you’ve always wanted.

 

And this is why we are happy to work with our clients from early-stage design, right through construction and onto completion with our project management and construction management services. These services and fees help us to cover our time and expenses while out on site, but it also covers the tendering, estimating and contract administration as well as weekly site visits, project valuations and any variations that the client may put forward to the contractor. In addition to those services, we are confident we can meet the lowered rate because of the following services we also provide:

1. Detailed construction drawings

By following the due process in the planning of your project and the several phases required for the detailed design, we are able to provide an accurate and thought-out set of details that any contractor can work off on. We always start out with a full site survey before we sit down to plan your project. This allows us ensure all dimensions are accurate which allow us to build on providing details that can be built as is on-site. Have a set of drawings that allow contractors to get on with what they do best - the building of your space - helps keep our time on site down and reduces the need for site visits to discuss details that have issues with them.

2. Contractor and supplier relationships

During our tender process, we recommend contractors and suppliers who we have worked with and have delivered for our clients in the past. The time spent in building relationships and meeting these contractors and suppliers on a regular basis allow us to iron out issues with construction details out of your project's time.

If we put forward a contractor who we have issues with then we will absorb the cost related to ensuring that the details we put forward are strictly adhered to. Contractors know that to continue working with us they need to stick to our guidance on keeping the project cost-effective and using building materials that meet our environmentally-friendly standards.

3. In-house multi-disciplinary design team

Having a multi-disciplinary design team to call on when there are issues discussed on-site greatly reduces the costs associated with finding specialists to sort them out. Whether on-site or at the design office, we are able to provide timely solutions directly to our project managers and contractors allowing them to get on with the project and mitigating construction downtime. Specialist team members will also attend meetings related to their area of expertise which further reduces the costs of having multiple designers on site. All the issues that we face on site and taken back to the office, where we apply the lessons we have learnt from them on the next set of projects that we work on, always improving our skills as designers and project coordinators.
